Located behind Albemarle Square Shopping Center just off the Route 29 corridor, Arden Place is a 212-unit
proposed Luxury Apartment Complex in Albemarle County, Virginia. Intended for an 11.35 acre tract of land,
Arden Place incorporates over 2 acres of tree preservation. This urban setting presented unique opportunities
for design creativity expressed by the solutions of the Collins Engineering team. The CE team successfully
tackled land planning, site design, utility design, stormwater management, pedestrian and vehicular circulation, and erosion control.
ADA compliant in all aspects, the site plan of Arden Place includes a multipurpose trailway design for innerconnectivity and pedestrian access to surrounding amenities. Essential to the project is the conservation of all natural critical slope on the site. Additionally, the site design created by the CE team addresses existing contours of 75’ elevation difference across the property with minimal retaining walls and the utilization of 3/4 building split in grading on the site.
An additional consideration was a necessary in-fill element across difficult terrain in existing R-15 zoned land that has remained undeveloped due to site topography and access challenges. The creative CE team successfully considered all of these concerns, creating a solution pleasing to the developer’s vision and budget.
