In 2006 and 2007, CE teamed with a local developer to rezone 828 acres for a neighborhood development, the largest rezoning ever in Charlottesville. The end result was an innovative neighborhood design that promoted connectivity, transit, and environmental protection. Land planning included walking paths, multi-use greenway corridors, perimeter trails, and sidewalks to create a walkable community connected to off-street paths to downtown Charlottesville. Transit stops and shelters were planned and designed along the connector road through the development to provide access to public transportation to Charlottesville. The civil engineering design provided low-impact storm water management by treating storm water closer to the source of the run-off, reducing extensive infrastructure, while protecting streams and creating a more aesthetically pleasing environment. Engineering design ensured that road development preserved trees and open spaces. The end result: 3100 units within 40% of the property, preserving 60% of the property for parks, open areas, and greenway corridors.
